Responsibilities
Perform financial analysis with Facility Management Director of monthly & annual operating expense GL variances of real estate portfolio & reconciles variances with Finance team, supports in annual operating and capital budget forecasting with Facilities Management Director and Finance team. Coordinates and tracks capital budgeting balances and forecasting through FP&A interface with Finance supporting Directors of Facility Management & Facility Projects. Serves as a primary financial point of contact for the Department partnering with Finance, AP & Supply Chain. Manages consolidated vendor service contract changes for all applicable locations with AP, Supply Chain and Finance. Ensures accurate financial monitoring, analysis and reporting analytics is consistently performed monthly. Ensures accurate reconciliation of small project costing for reconciliation to COO capital contingency budget. Performs same tasking as required to separate and track specific data costing requests in Operating Expense or Capital budgets. Coordinates financial data consolidations, reporting and process improvements representing Facilities Management with the Finance team. Processes purchase orders, ensures billing accuracy, and reconciles vendor invoices (Operating Expense or Capital) in coordination with AP and Supply Chain. The position specifically supports financial functions and reporting needs of both Facility Management and Facility Projects. Coordinates with designated AP on landlord expense chargebacks, operating expense shared expenses and landlord reimbursements.

Experience
Required: Minimum Five (5) years direct accounting and financial analysis experience with corporate real estate facilities.
Preferred: Documented experience in corporate real estate facilities environment closely interfacing with corporate finance and supply chain department.

Preferred: MS Office Intermediate or Advance Certification if achieved. Emphasis on EXCEL & POWERPOINT
Special Skills
Required: Intermediate or Advance designation skill sets with all MS Office Suite OS platforms, documented experience in a corporate accounting operating platform computer skill, experience in corporate real estate operations, capital accounting and finance operating modules required.
Preferred: Strong ability to prioritize tasking assignments and pivot when required to accommodate changing requirements.
High emphasis on ensuring financial reporting analysis and vendor payment processing is thoroughly validated prior to submittal. Ability to recognize and proactively resolve financial data and billing irregularities.
Strong emphasis in ability to successfully support department management and projects teams during high growth period.
Strong and positive attitude & communication skillset to assist in informative decision making. Ability to effectively work in a collaborative team environment during a period of high growth.

Required: Detail oriented, strong analytical skillsets, tasking orientated and able to successfully meet requested deliverable tasks and required time frames with minimum oversight. Excellent and timely communication skills are required. High priority and focus on customer service with multiple stakeholders and external customers.
Preferred: Candidate should have worked in a real estate corporate management operating environment that closely interfaces with Finance, Accounting & Supply Chain departments
